We are often contacted by landlords, estate agents, and tenants regarding property security, and there is always misunderstanding about how to safeguard the property without spending an arm and a leg and use the solutions despite tenants and maybe estate agents changing as well. 1) Door and Window Locks

Doors and windows are the most common access and exit points in domestic burglaries. In fact, burglars have been known to force entry through a door or a window to gain access to a property. Make sure you have high-quality, hard-to-break windows and locks installed throughout your home.

New tenants generally look at the properties more favorably, if they have good quality security systems installed. 5) Take appropriate measures when the property is not rented

8) Change the locks once before the new tenants come

6) Availability of replacement parts

4) On-going monthly costs

If you are leasing a security system, you will have to pay a monthly fee throughout your agreement period. The cumulative pay calculated over the contract period will always be higher than an outright purchase option.

Pricing & Contracts

There are two types of quotes that you would get from professional installation companies.

1) Outright Purchase

Companies will charge you for installation and equipment. You will have the choice to opt for a monthly maintenance plan to resolve any technical faults that may arise in the future. In this scenario, you have 100% ownership of the system. These kits usually start at £399, including supplies, fittings, and VAT, and can go up to £899 based on the equipment’s customisation. Maintenance charges will always be separate and usually start at £10/month. Companies like FHA Security, regulated by the Financial Conduct Authority, also offer flexible finance for you to pay for the system over up to 3 years.

2) Rental/Leased

In this case, the security system is offered on lease for a fixed-term period between 18 and 36 months. You will be liable to pay a fixed monthly charge for the entire period for your system’s equipment, installation, and service cost. The equipment is taken back by your provider at the end of the contract. Usually, the cumulative payment in this type of contract is between £3,500 and £5,500 over ten years.
